About Maryland I work in real estate, and I do pretty good business. People often ask me, “How do you do so well?” Well here’s my secret, I’ve found an area that sells itself. It’s no secret that Silver Spring Real Estate is hot. The market for housing is high anyway, and the area is to die for. Close to major hubs of business and entertainment, all in Maryland, all rich in history and culture. If you’re into seafood, few other places can beat Maryland in that department. For me, having lived in both Baltimore and DC, and found neither to suit my fancy, Silver Spring is a fantastic place to be. The outlook I have on places like Baltimore and Washington is, nice to visit, but I really wouldn’t want to live there. The area is close to both, so whenever I need, or want, to go out on the town, for business or pleasure, it’s quick and easy to do. I don’t want to sound like a spokesman for the city, or anything like that, but I am simply enamored with the place. I think that the best way for me to get the point across is to tell you about my experiences in the area.
Now, I’m a food fanatic, as well as a movie junkie, so, the AFI Silver Theatre Cafe is, for me, one of the highlights of living in Silver Spring. They manage to combine traditional movie-going with incredible food, in an upscale atmosphere that can’t be beat. No morning is complete without a trip to Einstein Brothers Bagels. It’s on my way to the office, so I’m the designated “bagel boy” in the mornings. Not a bad wrap, since I do charge a small delivery fee. If you’ve never been, I highly suggest starting your morning here.
While living in Silver Spring, I can go to Washington or Baltimore whenever I want. Baltimore is only 20 miles away from my house, and even if I don’t want to take my car, and who really does with gas prices lately, I can take the bus. Sometimes I like to just relax and read the paper on my way to work. Sort of breaks up the routine of it. Also,
If I ever need a quick reminder of why I love my job, I just look out my window and I can get excited about working with Silver Spring Real Estate. Here, the foreclosure process is simplified for the lender as the security documentation already includes a clause, signed by the borrower, that the borrower agrees to an entry for sale upon a pre-specified default amount. Although the lender must still file the motion in court, there is no requirement to wait for an answer or have a hearing in order for the foreclosure process to ensue.
Maryland Foreclosure Guidelines
The lender must have a notice of sale published in a local newspaper for 3 consecutive weeks before the sale is to transpire. The borrower must be informed of the intended sale by certified mail more than 10 days, but less than 30 days prior to the sale.
Only a trustee (an authorized representative of the lender) or the sheriff may conduct the sale. The sale must transpire either at the local courthouse, at the property for sale or at a location that has been included in the advertisements concerning the sale.
If for any reason the sale is postponed, the rescheduled date of sale must be published in the same manner as the first date of sale was.
When the sale has been completed, the seller must notify the court of the sale including complete details. This is to happen within 30 days from the sale date.
Lenders may file a deficiency judgment for up to 3 years. The amount of this deficiency judgment request is limited to the balance of the defaulted loan. The lender must also forego the costs of the foreclosure sale.
The timeline for the Maryland foreclosure process to be completed is typically 90 days. There is no right of redemption in Maryland.
